The Brimfield Township Board of Zoning Appeals will hold a public hearing on Wednesday, November 17th, 2021 at 7:00 PM at the Brimfield Township Community Center, 4538 Edson Rd, Brimfield Township, Ohio 44240. Conditional Use Request: Applicant is requesting a Conditional Use permit to keep a residential structure with a home-based business in a G-C District. Zoning Resolution Section 520.06 – A nonconforming use of a building, structure or land shall not be changed or substituted to another nonconforming use unless the Board of Zoning Appeals decides that the proposed nonconforming use is in less conflict with the character and use of the applicable zoning district than the existing nonconforming use. In permitting such change, the Board of Zoning Appeals may require appropriate conditions and safeguards in accordance with other provisions of this Resolution.

Variance Request: Applicant is requesting a height and area variance for a pole sign. The proposed area of the sign is 357 square feet. The proposed height will be between 37 and 58 feet tall depending on the elevation after brush has been cleared. Zoning Resolution Section 700.13 C 3 – Sign face shall not exceed thirty-two (32) square feet. Overall height shall be no greater than six (6) feet.
