  • Reasons for proposed zoning amendment change
    • Sunny Hill Villas is a family owned and operated apartment complex in Brimfield Township that began in the early 2000’s and was built one building at a time over the years. The property is now operated by the second generation of family who is eager to grow the business. In 2020, Sunny Hill Villas constructed an expansion project of two buildings consisting of 24 new apartments in the front property. Certificate of Occupancy was obtained on May 1, 2020 for Building 6 containing 12 one-bedroom units and June 1, 2020 for Building 5 containing 12 two-bedroom units. Building 6 was 100% pre-leased before occupancy was obtained and building 5 was 100% leased within 2 weeks after completion. The lack of new supply created an extreme demand for our existing units onsite and we are 100% fully leased and still getting 3-5 inquiries a day on available apartments. Brimfield Township is doing a great job attracting companies, jobs and people to the area. Thus, the demand for affordable living accommodations are exceeding the current supply. We have more buildable ground on our property and the change to Integrated Commercial would match our existing use and allow for more units to be built on the buildable ground onsite. We are passionate about our business and would love to expand the complex to accommodate the demand. The new amendment would allow us to provide valuable housing to help Brimfield Township retain quality residents in the local community.
